Mary Nielsen is an Associated Broker at Exquisite Properties and a respected leader in the San Antonio metro real estate community. With 13 years of residential sales experience—and nearly 30 years as a real estate investor—Mary brings a rare blend of strategic insight, market intelligence, and calm clarity to every transaction.
Mary’s mission is simple and unwavering: to protect clients through education, expert guidance, and fiscal stewardship. Her style is warm, thoughtful, and relationship-driven—paired with a fierce advocacy when it matters most. Mary is an industry leader. She currently serves as a Director for the San Antonio Board of REALTORS® (SABOR) and Communications Chair for Texas Residential Real Estate Council. She has previously served at Texas Realtors and numerous community organizations.
After 11 years of brokerage ownership, Mary made a deliberate shift to focus exclusively on what she loves most: serving clients at a high level. Her prior Broker-Owner experience gives her clients a powerful advantage—she understands contracts, risk, market shifts, and negotiations from every angle.
Mary has helped more than 250 families achieve their real estate goals, representing over $50 million in sales. Her background includes new construction, luxury homes, relocations, first-time buyers, military, short sales, and investors—including flips, rental portfolios, and multifamily properties. As a long‑time investor herself, she understands real estate not just as a transaction, but as a long-term wealth and lifestyle decision.
A lifelong learner, Mary holds numerous professional designations including CRS, ABR, AHWD, C2EX, CIPS, GRI, HHS, MRP, RENE, SFR, SRS, and TRLP. Her academic background is equally diverse, with a Bachelor’s in Fine Art in Art Education and Master’s degrees in Counseling and Computer Science, reflecting her multifaceted expertise and passion for growth.
Outside of real estate, Mary values connection and curiosity. You’ll find her swing dancing, traveling, hiking, enjoying a great glass of red wine, hosting game nights, binge reading, or spending time with her two adult children. Work is important—but a well-lived life matters too.
